The development of the initiative is planned in two phases, each relating to a specific lot and the corresponding public works, with the aim of creating a new safe, sustainable, and inclusive place.
The first phase involved the construction of temporary residences for students and young professionals, offering 366 beds (some at regulated rates) and 34 rooms for short stays, as well as the first section of the public park, equipped with sports facilities and covering approximately 5,300 sqm.
The residence building is composed of two main volumes, six and seven storeys respectively, located just a few minutes from the railway station and only 2 km from the University.
The new student housing complex was designed and built according to NZEB – Nearly Zero Energy Building – standards, ensuring high energy efficiency and achieving LEED Silver certification.
To promote sustainable mobility, the building includes over 110 bicycle parking spaces and charging stations for e-bikes.
In dialogue with the urban park, CX Modena | Crocetta features a mural by Modena-born artist Luca Zamoc: a chestnut tree wrapped in Fibonacci’s golden spiral, serving as a landmark for the area.
In the second phase, the regeneration of the area will be completed through the development of both private and public facilities, enabling the full completion of the public park and the creation of a new roundabout between Via delle Suore and Via Fanti.

The new facility, managed by CX – CampusX – offers spaces and services designed for social interaction and well-being – study rooms, shared kitchen, laundry room, gym, play zone, multimedia room, and panoramic rooftop – complemented by reception services, community management, security, and maintenance, providing a living experience that goes beyond simple accommodation.
