The implementation of the initiative is planned in two phases, each relating to a development lot and the associated public works.

The first phase involves the construction of temporary residences for students and young professionals, with 366 beds (some at subsidized rates) and 34 rooms for short stays. This phase also includes the initial section of a public park with a sports area, covering approximately 5,300 square meters, as well as public car parking spaces.

The building designated for temporary residences is made up of two main volumes, six and seven stories high respectively, located just a few minutes from the train station and only 2 km from the University.

In the second phase, the urban regeneration of the area will be completed through the development of both private and public facilities, allowing for the completion of the public park and the creation of a new roundabout at the intersection of Via delle Suore and Via Fanti.
